Buying a home isn't exactly simple, but it doesn't have to be an ordeal.  We'd love to go to work for you in one of the following ways:

  • Find out What You Can Afford: You might start by doing a budget and deciding what monthly payment will be comfortable for you or your family.  You can use the mortgage calculator to the right to help you figure out your likely payments for certain types of mortgages.  Also on the right is a ticker of the current rates for several popular loan types.
  • Research first time homebuyer programs: Your agent and your mortgage professional can help you find which programs may be available for you.  There are both federal and state programs, and some times local programs and lender incentives.  We publish a summary of some of the programs offered by the state of New Jersey.
  • Pre-qualify for a loan: You might want to read about mortgages on our site and familiarize yourself with the terminology and loan types.  Your H.E.R. agent can refer you to a mortgage professional who can further explain loans and help you find the fit that is affordable and comfortable.  When it comes to a mortgage, the besdt thing is to shop around, but make sure people you trust help you explore the implications of each option.
  • Find a Home:  When you know how much you can afford and want to start looking, contact one of our agents and we'll help you start looking.  Feel free to browse our listings or one of the MLS Listings for our area.  Even if you find a property on another website, your H.E.R. agent can still schedule a showing for you.  If you don't have a lot of time to search yourself, let your agent know what you like and are looking for and let them find listings that are the right fit.
  • Make an Offer: Your H.E.R. agent can help you decide what is a fair offer, once you decide on a propetry.  Making an offer that will be accepted depends on many factors including the current market climate, how long the home has been listed, the popularity of the property location and style, etc.  We'll help you get the best price while avoiding wasting time with offers that don't have a chance.
  • Sign the Contract:  Once you make an offer, the property will go under contract while the legalities of the sale are worked out.  During this time period, your agent will go over the legal issues with you and be the advocate for your interests.
  • Get an Inspection:  Our agents work with some of the best home inspectors in Northeastern New Jersey.  We'll get you someone with real know-how and who will take the time to inspectyour new home correctly so you won't be surprised when you move in.
  • Close the Deal: We'll be right beside you during final negotiations and will help to insure that the deal goes through.  Allow your H.E.R. agent to work with your lawyer and the sellers so your interests are met with minimal headaches for you.
